NEW Certificate of Use

The Certificate of Use (CU) is essential for operating a business in Miami-Dade County and its municipalities. The procedure involves multiple steps to ensure compliance with applicable regulations. Here's a streamlined overview of the requirements:

Steps to Obtain a Certificate of Use (CU):

1. Application Submission:

o Complete application in the Village’s Citizens Portal for review.
o Complete Section 1 of the DERM application (Municipal Application) and upload it to the Citizens Portal: municipal-cu-application.pdf
o Upload a current signed lease agreement to the Citizens Portal.
o Make a processing fee payment of $167 online via credit or ACH.

2. To make Your Payment:

o Online: Select Pay Invoice, then click Make Payment to pay online.
o By Check: Click Print instead of Make Payment to generate your invoice. Deliver both invoice and check to the Village by mail or in person.

By Mail: Make checks payable to: Village of Palmetto, Bay Business Tax Receipt, 9705 East Hibiscus Street, Palmetto Bay, FL 33157
In Person: Visit the Village cashier during business hours (8:30 AM – 4:30 PM, excluding holidays).

3. Fire Inspection (can be done simultaneously while awaiting Village Approval):

o Contact the Miami-Dade County Fire Rescue Department at (786) 331-4800 (press option #2 for assistance) or email mdfrfpgeneral@miamidade.gov.
o Schedule the required safety inspection and follow instructions provided by their representative.

4. What’s Next:

o Once the Certificate of Use application is approved, the Village of Palmetto Bay will send applicant the following:

o Fully executed Municipal Certificate of Use Application (DERM) document for submission. Use link below for Miami-Dade online portal: https://www.miamidade.gov/Apps/RER/EPSPortal. Please, make sure to upload all documents/applications related to the Certificate of Use/Business License. Make sure you are using Google Chrome and the documents must be in .PDF format to upload them.

o Instructions for using Miami-Dade’s portal for submission: Miami-Dade Portal Guidelines. Once in the Portal, please, scroll down and select “Certificate of Use” and go down to “New Certificate of Use application”. You will need to create an account. Once in the application, please, complete it and make sure all the required fields are filled. Towards the end you will be able to upload all your documents. Once done, you will receive an email to pay the upfront fee. Once the upfront fee is paid your application will be assigned for review within 24 hours.
